Home Loan vs. Loan Against Property: Which Should You Choose?

Elixirium Consulting Solutions · Updated 30 September 2026

Both a home loan and a loan against property (LAP) use real estate as collateral, which leads many borrowers to assume they're interchangeable. They're not — and picking the wrong one can mean paying a needlessly higher rate or missing out on tax benefits you were entitled to.

Home Loan: for buying or building

A home loan is specifically for purchasing, constructing, or renovating a residential property, and it typically carries the lowest interest rates in retail lending because the end-use is restricted and considered lower-risk. It also comes with tax benefits under Sections 80C and 24(b) of the Income Tax Act that LAP does not offer.

Loan Against Property: for any purpose

LAP lets you unlock the value of a property you already own — residential or commercial — for any purpose: business expansion, education, medical expenses, or debt consolidation. Because the end-use isn't restricted, LAP typically carries a somewhat higher interest rate than a home loan, though still meaningfully lower than an unsecured personal loan.

How to decide

Since eligibility and pricing for both depend heavily on which lender you approach, comparing offers across a panel — rather than assuming your existing bank's LAP rate is the best available — is usually worth the extra ten minutes.
